Ebil internets ate my post this morning. Really a bummer since I blew time this morning writing it. I’m having a hard time staying awake this morning as usual. Before the end of the day I’m going to print off the phone numbers for some houses we’re looking at and try to call and make appointments to see them for Sunday. R has to work over time this Saturday, and he definitely needs to be at any house viewing we do.
So – what I was posting about this morning is this… I called another insurance company yesterday about a quote and they said that just looking at the sq footage of the house that was at the threshold of our budget with 2800 ft, the cost to replace the entire smackers home would be 274,000 smackers. Meaning our insurance payment yearly would be 5000$ and that’s NOT including flood insurance. Meaning that, that house is out of our price range. Another thing is your property taxes are based on the worth of your home, not how much you buy it for. So our yearly taxes would put it out of our price range. UGH!!! Total f-ing bummer in my opinion. I was really bummed out about it because that house was just DREAMY!!!
So I talked to my dad about it, who tried to cheer me up. Then when R got home I told him. He was the one I was most worried about because I know he’d had his heart set on a big house for us. Turns out he’s relieved. He said that’s an awful lot of house to keep clean. SO true. SOOO, our plans have slightly altered. Our thinking is this – right now is a very good time to buy a house. So, instead of going after our dream house that we’re going to live in forever, we’re going to go after a modest starter home. We need 1400 sq feet or more. That’s what we’re in now and there’s not enough room. But if it were laid out differently then it would suit our needs. Our needs include 1400ft or more, 3 decent sized rooms, a wonderful kitchen, a good fenced in back yard and a dining room separate from the living room. There are several houses in the right neighborhood that fit those needs and range in price from 190,000 to 154,000. I’m looking at a house that we can get for 170,000ish, that way we only have to borrow 150,000ish. That will put us at comfortably within our budget as a GS9, meaning once I get those other raises we can put more in savings and towards paying off our debts. The goal is to find a house that will suit our needs until Aiden is out of elementary. At that point we can then decide if we are going to put him in private school, or if we are going the public route still. At that point we would want to buy in a neighborhood that would again have him in the best school – and we could at that point afford “the” house. Also, at that point our credit scores should have massively improved because A. even if they don’t take that thing off my credit now like I’ve asked – it would be off by then because they only stay on for 7 years. B. we’d have our credit cards paid off for certain. C. My school loans and R’s first set of school loans should be nearly paid off by that point, meaning we’d only have his NEW school loans to contend with. D. All of our credit card accounts would be older than 3 years old – which is the optimum time for making credit lenders happy.
So, in the end I think this will all work out for the best. When we DO buy “the” house, one room is going to have floor to ceiling bookcases on every freaking wall. Period. Possibly the room in the house with the greatest amount of wall space. And if that is the living room? Well so be it. Lol… I don’t think r would let me confiscate the living room as my library, but a girl can dream. I will have a proper library though by golly. WILL!!!

So now I officially have two appointments go see homes this weekend. Might have to change one of those appointments because hubby has to work saturday and sunday seems to be mothers day or something. i totally suck at remembering holidays. except halloween and xmas - the two most super cool holidays of all f-ing time.
i'm really kind of bummed - one of the houses i had my eye sold. another is under contract, though they still want to show it us. monday i have an appointment to get our paperwork set up to get pre-approved for a loan.
i still need to get some more insurance quotes, and i want to call the places i talked to previously to get quotes on some of the less pricey places we're looking at to see what our options for those would be.
the paper work for my raise has FINALLY been put in the system. so its effective this sunday and my boss is going to try and get me paper work to show that amount so i can take it to the mortgage people on monday. i'm going to print my credit report and my r's so we can hand it to her. i've told her what's going on with my report and when things are supposed to change on it.
another thing i've been thinking of asking is what the owners are paying in taxes yearly and what the average electric bill is. knowing the taxes for the year will give me a good idea on what will be going into our escrow payment monthly.
saturday r has to work again, so i'm going to work hard on the thesis. i talked to dr. busch and now i have a pretty clear idea what i need to do to get this wrapped up. also i had a good idea for making some of the data make sense today. perhaps i can ask r to do some typing for me on sunday as a mother's day gift.
anywho - i've got a lot to chew on. the whole house hunting thing is distracting me from my thesis and i can't let that happen. house isn't going to do squat for us if i don't graduate and keep my cushy awesome super cool job of goodness. anywho - i'm working on a wee bit of a headache it seems. going to take a nap till r gets home, then i'm going to make him chicken fried steak, mashed potatoes, and some sort of veggie. i wish i'd been not so tired this afternoon so i could go get groceries. but i'm wiped. will go tomorrow and scrounge up a few groceries and other bits.
